About ADELA

ADELA was started out of our recognition of shortfalls in the industry.  So many firms look to make their money on one project, while we prefer to stay competitive, forward-thinking and open to challenging projects which come our way.  At ADELA, we search out the newest industry trends and when we find a value-added product, service, or process, we share that with our clients to build lasting relationships.

Our Process

We've come to realize that transparent and open communication is where the process begins.  The first and most important part of the ADELA process is a well developed and communicated plan.  Whether it is real estate analytics or feasibility studies, design, development, or construction management...communication and planning is the key to our mutual success!

 

We work within our clients' set objectives and overall project requirements to develop the framework for the project.  Once these details are solidified, we develop an Order of Magnitude (OOM) Budget which sets a baseline for the costs of the project.  Depending on the clients' capital available for the project, we can value-add or value-engineer items from the budget to meet these capital requirements.  By developing scope and budgeting prior to Design Document creation, allows us to control potential adverse cost impacts which happen during the design phase, by the interior designer or architect. 

 

Once the 50% Design Development (DD) set is complete, ADELA will do yet another in-depth, unit takeoff budget of these plans to ensure that costs will fall within the capital budget set by our client.  This again gives us the chance to value-add or value-engineer costs prior to final Construction Documents (CD's) being issued for permit and bid. 

 

Upon completion of CD's, ADELA will send the set out to our pool of highly-competitive General Contractors to provide a proposal and initial preliminary schedule.   Once proposals and schedules are received, ADELA creates our comparison sheet, along with all proposal clarifications, exclusions, alternates and any other outliers, then presents this to the client for review and discussion.  At this point, a contractor is chosen, and the client will contract with the General Contractor. 

 

Upon contract execution, ADELA begins working with client and General Contractor during the construction phase to effectively communicate project status for stakeholder's, while managing cost, quality, and schedule.  Once the project is complete, we gather all pertinent close-out documents from the General Contractor and provide to our client's, prior to allowing the General Contractor to invoice for retainage on the project.
